Article - Scams

For those in search of a rental, beware: the market is rife with scams. It's not uncommon for scammers to list properties for rent on platforms like Craigslist, Facebook, and other marketing channels. In my experience as a Real Estate Agent with Colonial Beach Realtor, a division of Treck Realty, serving the Colonial Beach, VA area, I've encountered numerous instances where a property I have listed for sale is mistakenly inquired about as a rental. Potential renters reach out, having seen the property listed for rent on various platforms, puzzled by the discrepancy.
Here are essential precautions to safeguard yourself from falling victim to such scams:
Verify Ownership:
Never provide a deposit without meeting the supposed landlord face-to-face and confirming they are indeed the owner or a legitimate property manager.Avoid Untraceable Payments:
Do not pay application fees via wire transfer, cash, or money order, as these payment methods offer no traceability once completed.Personal Information:
Withhold your personal information until after you've had the opportunity to preview the property in person.
Red Flags to Watch For:
- Requests for payments (deposits, application fees) before property viewing.
- Landlords claiming to be out of the country.
- Rental prices that seem too good to be true.
- Vague property details.
- MLS watermarks on listing photos, indicating they've been lifted from a sales listing.
These are but a few indicators of a potential scam. There are many other signs to be wary of. I urge you to conduct thorough due diligence on both the property and the owner. Legally, only the owner or a certified Realtor/Property Manager can offer a property for rent or sale. This advice comes from a place of genuine concern and a desire to protect you in your rental search. Be vigilant and stay informed!
